Why should I use TDY Estates rather than find a place on my own?
A – TDY Estates is owned by a 28-year Air Force veteran with extensive familiarization with the regulations, and a clear understanding of the needs of military TDY personnel. We put this experience to good use to provide maximum benefit to our customers, ensuring everything is compliant with the Joint Travel Regulation (JTR) and all its frequent updates and rewrites.
B – We will help you get your full 100% per diem rate authorized and provide you with a much higher-quality house than any other provider in Las Vegas.
C – We cover your security and cleaning deposits on your behalf so you don't have to come out of pocket for any up-front expenses.
D – All amenities and benefits (utilities, cable, internet, etc.) are included, and all receipts are itemized to meet JTR and Finance office requirements to ensure you are fully reimbursed without any issues.
E – You won't have to make your own arrangements for utilities, deposits, cable, internet, etc., nor will you have to average the expenses throughout the month and claim them individually on a travel voucher. This will save you hours of work every month. When renting from TDY Estates, all these things are included automatically without any need to make arrangements or itemize expenses; it's all taken care of.
F – We automatically charge your rent directly to your government travel card (GTC), unless other payment options are desired.
G – We provide more amenities, benefits, etc. than any other provider in Las Vegas.
H – We pride ourselves in providing the highest quality properties while ensuring all expenses are reimbursable with no additional out-of-pocket expenses to the military member.
I – If you run into an incompatible living situation with the house you are renting, we will either rectify the situation to your satisfaction or work to find you another more compatible property.
J – If customers would like to pool their resources and share a larger property, we will A) find you a really great place, and B) ensure the contracts are written in a way that allows all parties will receive their full per diem amount.
K – You simply won't find better properties or better service than you will with us. Give us a try, and if we can't find you what you want, feel free to go with another provider.
How much do I have to put down in the form of security and cleaning deposits?
Nothing! With confirmed orders or civilian contract verification, we will cover all your security and cleaning deposits on your behalf so you don't have to come out of pocket for anything prior to moving in.

What important things do I need to know prior to traveling from my home station?
If you are deployed to Creech AFB, you will be required to obtain your own housing. They will not provide you with on base billeting, and Nellis AFB billeting is too far away and often full. Likewise, you will likely receive orders for just over 180 days, meaning you will only receive 55% of the published per diem rate. We can help you get authorization for a higher rate and find a great place, but there are several things you will want to work out with your local base's resource advisor (RA), Finance office, and travel management company (TMC).
A – Most GTC limits are set at $3,500. This is simply not enough, and you will instantly max out your GTC. Your local RA can raise the limit to around $10,000 without higher-level approval. Higher-level approval will be required to authorize a limit higher than $10K. The combination of rent, rental car, and delayed DTS payments to pay down your card will often result in maxing out your card and declined GTC transactions. We understand this limitation and will be willing to work through any of these hiccups during your stay, but we encourage you to get authorization for a higher limit to ensure smooth sailing.
B – You do NOT have to settle for the 55% flat rate per diem. See comments in the next section for additional details, and contact us ASAP prior to departing your home station so we can walk you through the process of getting approved for a higher per diem rate.
C – If your orders direct you to make your own housing arrangements, you have the documentation you need to move forward with a TDY Estates property. If you are TDY to Nellis AFB (or any other base that has on base billeting options), ensure you obtain a certificate of non-availability (CNA) from your TDY billeting office prior to committing to a TDY Estates property. If you're told over the phone that billeting is full and you'll have to stay off base, ALWAYS ensure you have that in writing in the form of a CNA, or you will be out of luck when you file your travel voucher. Once you have a CNA in hand, we will find you a great place to stay off base.

I'm being told that I will only receive 55% of the published per diem rate. Do you have any properties available at that rate?
Yes and no – Here are a few things you need to know about the flat rate per diem:
A – There are ways around the 55% flat rate per diem rule that are exactly in accordance with the JTR. Contact us as soon as you can prior to departing your home station, and we will walk you through, step-by-step, everything you need to do to get authorized for reimbursement up to the 100% rate. We will provide you with the justification needed and examples of the paperwork your base should provide authorizing you for the higher rate.
B - Creech AFB (or any other TDY location) will not help you with this. This is the responsibility of your home unit, so please allow for some lead-time to ensure this paperwork is accomplished before you depart. If you have already arrived in Las Vegas, it can still be accomplished, but it's more difficult since you cannot work this issue in person with your home unit agencies, and it may delay your ability to move into some of our nicer properties.
C - Register on our website (which does not obligate you to anything), and we'll walk you through it. It will be well worth your time and make your experience in Las Vegas significantly better.
D – In the event we cannot get you authorization for the higher per diem rate, we do have properties that may work at the lower rate. We will often need to limit some of our advertised services and amenities in these cases, and the properties will usually not be as nice, but we can find a way to make it work if all other options have been exhausted.

How do I raise my rate above 55% to afford a nicer place?

My orders say "full per diem authorized." Does this mean I will be reimbursed at the 100% rate?
No! This is a very common misunderstanding. “Full per diem authorized” simply means the “partial per diem” rules do not apply. If the government provides one or more meals per day or provides billeting, you partial rate per diem rules may apply. In this case of Creech AFB TDYs, the 75% and 55% flat rate per diem rules STILL APPLY to the housing per diem “full per diem authorized” rate! In other words, your orders will say “full per diem authorized,” and the rate at which you will be reimbursed will still be 55% if your orders are >180 days, unless you get authorization for reimbursement at the higher rate. This is confusing at best, and TDY members have been burned by this in the past.

Are all the fees charged by TDY Estates reimbursable when I file my travel voucher?
Yes! We pride ourselves in ensuring all fees and charges are fully reimbursable on your travel voucher. On occasion, some fees may not be covered by periodic DTS payments to your GTC, but in the end when you file your travel voucher, all receipts will be itemized according to JTR and Finance office requirements, and you will be reimbursed in accordance with the JTR. If you ever run into a problem, we will be happy to engage with your Finance office on your behalf and to ensure the fees are reimbursed in accordance with the JTR.

Are these properties available for short TDY's?
We can accommodate any reservation over 30 days quite easily. TDY's less than 30 days are a bit more difficult and require a local room tax to be applied. It's also more difficult to find higher-end properties for shorter rentals.
The exception is multiple occupancy properties for short-term TDYs. If multiple travelers are pooling their assets and are willing to share the common areas of a house, we can help find you a very nice place that can accommodate multiple people for short-term TDYs.

Are these properties available for civilian contractors or other non-military personnel?
Yes! Civilian contractors are welcome. Non-military civilians, that are not contractors are also welcome on a case-by-case basis as long as they can afford to pay military per diem rates.
If your company has a requirement for temporary housing for it's personnel, please contact us to discuss budgets, requirements, etc. Although we work predominantly with military personnel and civilian contractors, we would also be happy to provide temporary housing to other private sector professionals.

Can I negotiate the price?
TDY Estates charges the off-base government rate for all our properties. Typically, this is non-negotiable. This is the same rate that most hotels in Las Vegas charge for a 400 square foot hotel room. For that same price, TDY Estates offers full-size houses, with a garage, often in gated communities. Likewise, if the published rate drops, we will also drop our prices accordingly to ensure our customers do not incur unforeseen out-of-pocket expenses. Rare exceptions to this rule can be discussed on a case-by-case basis.

Can I pay for additional features or services?
Most everything you would ever need in living arrangements and amenities should be provided by our properties and covered under our program, but if you request additional features, they can be arranged and paid for upon request.

What if I don't see a property that I like on your "Featured Properties" page?
We're committed to finding you the place that suits your needs. Featured properties will rotate frequently. We are continuously searching for available properties that meet our standards and the needs of our clients. If all our current properties are occupied, we will still find a property that meets your needs. Tell us what you are looking for, and we'll work with our network of property owners and managers to find you a great place to live that meets our standards and your needs.

Can I have a roommate?
Military members can choose to room together in any of our properties, but all parties must be paying customers of TDY Estates, LLC, and all parties must agree to the terms of sharing common areas. If clients choose to room together, additional benefits will be provided to both clients. We can procure high-end properties that can accommodate 2 people or up to 5 or 6 (or more) upon request. These high-end properties and the accompanying amenities make it worth sharing! Keep in mind, if roommates are working on different shifts, this can interrupt sleep cycles, etc. We will accommodate these requests on a case by case basis. If it is discovered that you have an unauthorized TDY military roommate that is not a paying client of TDY Estates, LLC, you will be subject to being charged the full amount for the second person. Subleasing your property to another roommate is strictly prohibited. We're happy to accommodate your requests; just let us know and we'll make the appropriate arrangements.

Can I bring pets?
Pets can be approved on a case-by-case basis. Some properties we are partnered with accept pets, and others strictly forbid them. The type and size of the pet, whether someone will remain home with the pet during working hours, etc. are factors that will be taken into consideration. Please include your pet request in your initial correspondence (include type, breed, size, etc.), and we will find a place for you that accepts pets.

Can I bring my family?
Families are always welcome free of charge. Due to the extended lengths of some of these TDY's, we specifically wanted to create a family-friendly living environment where you could comfortably bring your family along or have them comfortably visit frequently. If you will be bringing family members, we would simply ask that you register all your occupants with us, but there will be no additional charge for non-military family members.

Can I pay with my government travel card?
Yes! We will automatically charge your GTC monthly, and send you your receipt. Other payment arrangements can be made on a case-by-case basis.
If you're willing to pay via electronic funds transfer or check, we will send you a monthly $50 grocery gift certificate in exchange for saving us the credit card processing fee.

What type of travel voucher support do you offer?
Everything is typically done in DTS, and your RA or other support personnel will be able to help you with most common DTS issues. If your unit, RA, Finance office, etc. ever give you a hard time about one of the TDY Estates charges you are trying to get reimbursed for, we will be happy to engage on your behalf to ensure you are reimbursed for your expenses in accordance with the JTR.

What if my TDY starts or ends in the middle of the month?
We do not charge monthly rates; we charge nightly rates. Therefore, there is no need to prorate anything for partial month payments. We simply charge your GTC for the number of nights you are staying during that month. The day you move out, is your “checkout day” and is not charged to your GTC.

What if I move in and decide I don't like the place I'm in?
We have a high standard for our properties, so we're confident that you'll be satisfied with your choice, but unforeseen problems can certainly arise. If any issues arise with your property, we will work with the property owner/manager to ensure problems are immediately corrected. If the problems remain unresolved or conditions are incompatible, we will work with the property owner/manager to terminate the lease, and we'll find you another property that better suits your needs. Leases will not be broken for convenience purposes, but genuine incompatibility issues will be honored at the discretion of TDY Estates management. While we will always try to accommodate our customers, keep in mind that TDY Estates, LLC shoulders a fair amount of risk and goes to quite an expense to acquire these properties for your use. If you move prior to your lease expiring, it may require TDY Estates to fulfill your lease obligation at our expense whether you stay or not. Our ability to move to a new property is not guaranteed.

What if my TDY is cut short, and I get orders to return home early?
All properties and contracts include a Military Clause enabling you to check-out and terminate your lease early in accordance with the provisions in the Military Clause (which requires 30 days notice). We would simply need documentation proving that you received orders to redeploy back to your home station prior to the end of your original orders in order to invoke the Military Clause.

Can TDY Estates, LLC help me find rentals at other bases?
A majority of our customers are TDY to Creech AFB and Nellis AFB in the Las Vegas area. We do, however, business anywhere in the country where there is a need for long-term, off-base, furnished TDY rental properties. We have found places for customers in many other locations across the country. If you are ever in need of our services, just give us a call, and we'll do everything we can to accommodate you.

Is TDY Estates, LLC a property manager?
No, we are NOT a property manager. We often partner with properties that have their own property managers, and in some cases TDY Estates, LLC owns the property. This is important to know for two reasons:
A – We do NOT have a fiduciary relationship with the property owner/manager. Our fiduciary obligation is to our customers, not the property owner. We are not paid anything by the property owner.
B – TDY Estates goes to great lengths and expense to procure the rights to these properties so we can offer them to our customers. While a property manager incurs very little financial risk to manage someone else's property, we spend considerable money purchasing the rights to these properties for your use. This allows us to focus on serving your needs, not the property owner's needs.

TDY Estates
